Finding Your Way to a Winning Bid

Home buying in Texas is pretty nuts these days, explained Felicia Falso, homebuyer in the Plano, Texas area where home supply is low and demand is very high. As a long-time Texas resident, she was familiar with the area and the neighborhoods and was a prepared buyer with her down payment.  All she needed was to find the perfect home.Winning the bid on a for sale home.


Felicia began her journey by reaching out to Texans Credit Union. She had been a member with them for as long as she’d been living in Texas and was very satisfied with their abilities and service. She knew that’s who she wanted to work with on her home purchase.


She applied online and was quickly connected with a loan officer. She walked Felicia through how the process would work, collected only the necessary information and documents, and jump-started Felicia to purchase a home.


Felicia put a bid on the first house she saw, but lost the bid. She found another and got her pre-qual from her loan officer, but lost that bid too.  In all, Felicia bid on 13 houses and found herself getting nowhere. “I understand it’s a seller’s market, but I was amazed at how aggressive they are to get what they want for their house,” said Felicia. “I decided from the very beginning I wasn’t going to overpay for a house that wasn’t worth it.  The flips looked cheaply renovated.  The sellers were asking more for a house that needed lots of work. Each time I made a bid, I would continue to adjust my price to be more aggressive, go get my pre-qual from the loan officer and make an offer.  Thankfully that part was at least easy. ”


After adjusting her offers, she finally ended up buying a home that never went on the market. “My realtor actually was selling her home and I was in her price point,” said Felicia.  “We negotiated, and I got a home that was exactly what I wanted.”


While the buying process took quite some time for Felicia, she was thrilled to finally get a home she was happy with. “Working with Texans Credit Union was the easiest part of my entire process,” said Felicia.  “I’m glad I chose to work with them and when friends ask me who I worked with, I send them straight to Sarah.”
